Hardie Board Siding Cost in New Jersey (2026): Installed Prices, What Changes Them, and the NJ Rules
The Short Answer
- Per square foot, installed: about $7 to $18 for fiber cement and $5 to $15 for James Hardie (HomeAdvisor, June 2026). Homewyse's estimate for ZIP 07050 in Orange, NJ is $8.79 to $14.68, before tear-off and disposal (run October 19, 2026).
- Whole house: for 2,000 square feet of wall in Orange, Homewyse comes to $19,839 to $33,138 with the old siding removed and hauled away. HomeAdvisor gives $14,000 to $36,000 for a 2,000-square-foot home.
- Prices moved this year: James Hardie raised prices on many product lines on January 1, 2026, and on its Artisan and DREAM lines on June 29, 2026. Guides written in 2024 read low.
- New Jersey rules: replacing siding on a one- or two-family house needs no construction permit (N.J.A.C. 5:23-2.7). A historic district, a pre-1978 house with painted siding, or old asbestos shingles underneath each add steps and cost.
Every price on this page is quoted from the named source with its date. None of them is R&E Roofing's price.

Hardie board is the name most people use for fiber cement siding, after James Hardie, whose name is often used for any brand of it. It is a board of cement, sand and wood fiber, sold primed for painting or with a factory finish. It costs more than vinyl. This guide puts the installed price in one place, from sources you can check, and adds the New Jersey rules that change the bill on an Essex County house.
Pricing vinyl too? Our vinyl siding cost guide for New Jersey covers that side. For what R&E does on siding jobs from our Orange office, see our siding installation service. Ask us about fiber cement siding when you book an estimate.
Hardie Siding Cost per Square Foot in 2026
No government agency publishes siding prices. The useful public numbers come from cost guides and estimating tools. Here are the ones we could check, each with its date. The prices are per square foot of wall covered, installed.
Fiber cement and James Hardie siding, installed, per square foot, as publishedSwipe the table sideways to see every column.
| Source and date | Per sq ft installed | What it includes |
|---|---|---|
| HomeAdvisor, fiber cement siding (updated June 17, 2026) | $7 to $18 | Materials $5 to $10 plus labor $2 to $8. National. |
| HomeAdvisor, James Hardie specifically (same page) | $5 to $15 | Artisan line up to $25. Hard-to-reach walls can double the cost. |
| Homewyse, national average (May 2026) | $8.92 to $14.69 | Mid-range lap siding, basic labor, supplies. Before tear-off and disposal. |
| Homewyse, ZIP 07050 Orange, NJ (run October 19, 2026) | $8.79 to $14.68 | 1,000 sq ft of wall. At 2,000 sq ft: $8.73 to $14.57. Before tear-off and disposal. |
| Fixr, Hardie board buyer's guide (March 14, 2024) | $6 to $11 | Written before the 2025 and 2026 James Hardie price rounds. |
Why the spread? HomeAdvisor ties the high end to premium lines such as Artisan, second-story walls and hard-to-reach areas. Homewyse's Orange figure sits almost on its national average, but its low end for its default ZIP, 47474 in Indiana, was $8.05, so location does move it. HomeAdvisor says a two-person crew installs about 100 square feet in six hours.

What a Whole House Costs, With an Orange, NJ Estimate
HomeAdvisor and Fixr both price whole houses by multiplying their per-foot range by the house size. That is a shortcut. Siding is priced by the square feet of wall, minus windows and doors, plus waste. A two-story colonial and a ranch with the same floor area have very different wall areas. Use these as a first budget, then ask for the wall area on every quote.

The Orange, NJ estimate, line by line
Homewyse lets you set a ZIP code. We ran it for 07050, R&E's home ZIP in Orange, at 1,000 and 2,000 square feet of wall. Its installation line covers mid-range lap siding, basic labor, fasteners, flashing, caulk and tool rental. Removal of the old siding and disposal are separate options, so we added them back in.
Homewyse estimate for ZIP 07050 (Orange, NJ), run October 19, 2026, low to highSwipe the table sideways to see every column.
| Line | 1,000 sq ft of wall | 2,000 sq ft of wall |
|---|---|---|
| Installation (siding, labor, supplies, equipment) | $8,792 to $14,679 | $17,454 to $29,136 |
| Remove the old siding | $653 to $1,387 | $1,306 to $2,774 |
| Haul away and dispose of debris | $568 to $646 | $1,079 to $1,228 |
| Total with tear-off and disposal | $10,013 to $16,712 | $19,839 to $33,138 |
Two details from the same estimate. Homewyse buys 1,068 square feet of siding for 1,000 square feet of wall, and 2,135 for 2,000, to cover cut-offs and breakage. And it leaves out general contractor markup, permits, hazardous-material testing and any repair to the wall underneath. Ask each contractor how rotten sheathing found at tear-off would be priced.
Sources, read October 19, 2026: HomeAdvisor; Fixr; Homewyse calculator, ZIP 07050. The totals row is our addition: $8,792 + $653 + $568 = $10,013 and $14,679 + $1,387 + $646 = $16,712; $17,454 + $1,306 + $1,079 = $19,839 and $29,136 + $2,774 + $1,228 = $33,138.
What Changes the Price
Two quotes for the same house can be thousands apart. Usually they priced different things. These are the lines that move the number most.
What moves a Hardie siding quote, and by how much where a source saysSwipe the table sideways to see every column.
| Factor | What the sources say |
|---|---|
| Style | HomeAdvisor's material prices: planks $4 to $6 a sq ft, shingles $2 to $6, panels $2.50 to $15. Labor runs $2 to $8 a sq ft: panels go up fastest, shingles take the longest. |
| Primed or ColorPlus finish | Primed board must be painted within 180 days of installation (James Hardie). ColorPlus comes finished from the factory with a 15-year limited finish warranty. Primed costs less up front and adds a paint job. |
| Trim and corners | Corner boards and window and door trim are separate pieces (HardieTrim). Plank siding may not be used as trim or fascia (James Hardie). More windows and corners mean more trim and more cuts. |
| Tear-off and disposal | Homewyse prices removal at $653 to $1,387 and disposal at $568 to $646 per 1,000 sq ft in ZIP 07050. Homewyse excludes testing and removal of hazardous materials such as asbestos and lead. |
| House wrap and flashing | James Hardie requires a water-resistive barrier with flashing at openings and junctions, per local code. Torn or missing wrap found at tear-off is added cost. |
| Stories and access | HomeAdvisor: second-story work needs more equipment and time, and hard-to-reach areas can double the cost. |
| Product line | HomeAdvisor: Artisan can reach $25 a sq ft installed. James Hardie's June 29, 2026 increase hit DREAM, Milled Artisan and Artisan Trim. |
| Who runs the job | Homewyse: add 13% to 22% if a general contractor supervises the project. |
On an older Essex County house, add the lines that come from what is under the old siding: painted wood clapboard (lead rules), or cement-asbestos shingles. Section 5 covers both. Our asbestos siding guide explains how to tell and what New Jersey requires.

James Hardie's 2025 and 2026 Price Increases
James Hardie announces price changes to its dealers, and the distributors post the letters. Three are public:
- January 1, 2025: siding up to 6%, backer board up to 10% (Convoy Supply notice dated October 4, 2024).
- January 1, 2026: a price increase on "many of our product lines" (James Hardie letter posted by ABC Supply). No percentage is given.
- June 29, 2026: an increase on DREAM, Milled Artisan and Artisan Trim only, which the letter says reflects "ongoing inflationary cost pressures". No percentage is given.
What it means for you: a cost guide from 2024, such as Fixr's, was written before at least two rounds of increases. Lean on the 2026 figures above. If you get a quote this winter for a spring job, ask how long the price is held.

New Jersey Rules: Permit, Historic Districts, Lead, Tax
Do you need a permit to replace siding in New Jersey?
Usually not, on a house. New Jersey's Uniform Construction Code lists "the repair or replacement of existing siding on one- and two-family dwellings" as ordinary maintenance. Ordinary maintenance needs no permit, no inspection and no notice to the construction office (N.J.A.C. 5:23-2.7(c)1.xi). Trim repair, replacement or installation is on the same list (item viii). The exceptions that matter:
- Polypropylene siding is excluded from the siding exemption.
- Work that affects structural or fire safety, or that cuts bearing walls or beams, is not ordinary maintenance (5:23-2.7(b)).
- Work done for lead abatement is not ordinary maintenance (5:23-2.7(b)7).
- Buildings with three or more units: only like-for-like replacement of up to 25% of the exterior wall area is exempt (item xii).
The construction code is not the only rule. A historic district can still require approval, which is next.
Historic districts: Montclair and South Orange
Montclair. For a local landmark or a house in a local historic district, the Township requires a Certificate of Appropriateness for a "change in the exterior elevation or any improvement by addition, alteration or replacement" (Montclair Code § 347-136). Its list of work that needs no certificate includes "replacement of existing clapboards, shingles or other siding with identical material". Swapping old wood or asbestos siding for fiber cement is not identical material, so on a publicly visible wall, plan on a certificate before ordering. Changes not visible to the public are exempt.
South Orange. The Village's Historic Preservation Commission page says the commission issues Certificates of Appropriateness for demolition, relocation or subdivision of designated properties, and names the Montrose Park Historic District. It does not list siding. If your house is designated or in Montrose Park, call the Village before you sign.
Other Essex towns have their own ordinances. Our guide to historic homes in Essex County covers the roof side of the same reviews.
Pre-1978 houses: the EPA lead-safe rule
The EPA's Renovation, Repair and Painting Rule requires anyone paid to disturb painted surfaces in a home built before 1978 to be a certified firm, with trained renovators. The exemption for minor work stops at 20 square feet of painted surface outside (40 CFR 745.83). Pulling painted wood clapboard off a whole house is far past that, so the crew must use lead-safe work practices. The rule generally does not apply to owners working on their own home, but it does if all or part of the home is rented out.
That covers a lot of Essex County. The Census Bureau counts homes built before 1980 (it groups 1970 to 1979 together), and the share is high across the area R&E serves:
Share of homes built before 1980, Census Bureau ACS 2020-2024, table DP04
| Place | Built 1979 or earlier |
|---|---|
| Montclair | 85.7% |
| Maplewood | 83.3% |
| South Orange | 78.3% |
| West Orange | 77.5% |
| Orange | 75.3% |
| Essex County as a whole | 74.2% |
Sales tax on new siding
The New Jersey Division of Taxation lists "New siding" among exempt capital improvements in its contractors bulletin (S&U-3, revised May 2025). On an exempt job the homeowner gives the contractor a completed Certificate of Exempt Capital Improvement (Form ST-8), and no sales tax is charged on the installation. Repairs are taxed differently. This is general information, not tax advice.
Cutting fiber cement: the silica rule
Cutting fiber cement makes fine silica dust. OSHA's construction silica standard has a specific line for handheld power saws cutting fiber-cement board with blades of 8 inches or less: outdoors only, with a commercially available dust collection system, and a collector with a filter of 99% or better efficiency. James Hardie's own instructions say to follow the OSHA standard and its cutting instructions. Ask your installer how they cut and what dust control they use.

HZ5 Boards and New Jersey Winters
James Hardie makes two product lines for two kinds of climate. HZ5 is for "freezing temperatures, extreme seasonal temperature variations, and snow and ice", with a surface built for paint adhesion and moisture resistance and a drip edge on the plank. HZ10 is for heat, humidity and hurricane winds. James Hardie's ZIP-code table lists Orange (07050), West Orange (07052), South Orange (07079), Maplewood (07040), Montclair (07042 and 07043), East Orange (07017 and 07018), Livingston (07039) and Newark (07102) as HZ5.
Why it matters on a quote: the Home Depot online listing for James Hardie siding showed HZ10 boards by default when we read it on October 19, 2026. Make sure your quote names HZ5 product.
Can Hardie siding go up in the winter?
The boards can. The finishing has limits. Factory-primed boards must be painted within 180 days of installation. ColorPlus touch-up must not freeze and is applied only when the air and the siding are above 40°F. Caulk and paint follow their own makers' temperature rules. A December install on primed board means a paint crew by late spring.

Lap, Shingle, Panel and Trim
- Lap (HardiePlank). Horizontal planks that look like painted clapboard, smooth or wood-grain (Fixr). HomeAdvisor prices planks at $4 to $6 a square foot for material.
- Shingle (HardieShingle). Panels about 15 inches by 4 feet that look like cedar shakes (Fixr), straight or staggered edge. HomeAdvisor: $2 to $6 a square foot for material, but the slowest to install.
- Vertical panel (HardiePanel). Large sheets (HomeAdvisor lists 2 by 8, 4 by 8 and 4 by 10 feet). With trim over the seams, it gives the board-and-batten look (Fixr). HomeAdvisor: $2.50 to $15 a square foot for material, and the fastest to install.
- Trim (HardieTrim). Corner boards and window and door trim, priced separately from the siding.

If You Are Also Pricing Vinyl
HomeAdvisor says fiber cement is generally more expensive than vinyl, and James Hardie's own cost guide agrees. The difference you pay for: a heavier board (HomeAdvisor: about 2.5 pounds a square foot), a board James Hardie says complies with ASTM E136 as noncombustible (its fire resistance does not extend to paint), and a 30-year non-prorated substrate warranty. We keep our vinyl numbers in two places:
Sources, read October 19, 2026: HomeAdvisor; James Hardie, how much does siding replacement cost; James Hardie FAQ; James Hardie national product catalog (October 2024).
Warranty, Clearances and Upkeep
Warranty. James Hardie backs its siding, trim and soffit with a transferable 30-year non-prorated limited substrate warranty. The ColorPlus finish warranty runs 15 years against peeling, cracking and chipping. In the first year it can pay paint and labor up to $2.15 a square foot. From the second year the payment drops 6.67% a year. Damage from installation that ignores James Hardie's instructions is excluded.
Clearances a good installer keeps. From James Hardie's HZ5 best practices guide, where failing to keep them "may void any warranty":
- At least 6 inches between the siding and the ground.
- 2 inches where siding meets a roof, deck, path, step or driveway.
- A 1/4 inch gap above horizontal flashing, not caulked.
On a house where the old siding ran down to a porch roof or the soil, meeting these can mean new flashing or regrading. It belongs on the quote.
Upkeep. HomeAdvisor's figures for fiber cement: inspect and re-caulk joints each year, wash at $200 to $450, and repaint about every 10 years at $1,700 to $3,700. It says fiber cement can last 50 years or more with proper care. Fixr adds: keep gutters and downspouts clear to prevent overflows. Our siding repair service covers damaged boards.

Questions Homeowners Ask About Hardie Board Siding Cost
How much is Hardie siding for a 2,000 sq ft house in NJ?
Roughly $17,000 to $33,000 for 2,000 square feet of wall, from the published figures we found. Homewyse's estimate for ZIP 07050 (Orange, NJ), run on October 19, 2026, puts installation at $17,454 to $29,136. Taking off the old siding adds $1,306 to $2,774, and disposal adds $1,079 to $1,228, for $19,839 to $33,138 in all. HomeAdvisor (June 2026) gives $14,000 to $36,000 for a 2,000-square-foot home. These are published market figures, not R&E Roofing's price. Your wall area can be more or less than your floor area, so ask for the square feet of siding on the quote.
How much does Hardie board siding cost per square foot installed?
Most 2026 figures land between about $7 and $18 a square foot installed. HomeAdvisor (updated June 17, 2026) gives $7 to $18 for fiber cement, materials and labor, and $5 to $15 for James Hardie installed, with the Artisan line up to $25. Homewyse (May 2026) gives $8.92 to $14.69 nationally and $8.79 to $14.68 for ZIP 07050 in Orange, NJ, before tear-off and disposal. Fixr's older March 2024 guide gives $6 to $11.
Is Hardie board more expensive than vinyl siding?
Yes. HomeAdvisor says fiber cement siding is generally more expensive than vinyl, and James Hardie's own cost guide says the same. What you get for the extra money is a heavier, noncombustible board with a 30-year non-prorated substrate warranty. For vinyl prices in New Jersey, see our vinyl siding cost guides.
Do you need a permit to replace siding in New Jersey?
Not on a one- or two-family house, as a rule. New Jersey's Uniform Construction Code lists "the repair or replacement of existing siding on one- and two-family dwellings" as ordinary maintenance, which needs no permit, inspection or notice (N.J.A.C. 5:23-2.7(c)1.xi). The exceptions: polypropylene siding, work that affects structure or fire safety, and lead abatement. Buildings with three or more units are limited to like-for-like replacement of up to 25% of the wall area. A historic district can still require its own approval, so check with the town if your house is in one.
Can Hardie siding be installed in winter?
The boards themselves can go up in cold weather. The limits are on the finishing. James Hardie says factory-primed boards must be painted within 180 days of installation, its ColorPlus touch-up must not freeze and goes on only when the air and the siding are above 40°F, and caulk and paint follow their own makers' temperature rules. So a winter job on primed board means painting by late spring, and a ColorPlus job may need touch-up on a warmer day.
Does Hardie siding need painting?
Primed Hardie board does: James Hardie requires it to be painted within 180 days of installation and rules out stain and oil-based paint. It recommends 100% acrylic topcoats. ColorPlus boards come factory-finished and carry a 15-year limited finish warranty. HomeAdvisor's upkeep figures for fiber cement are a repaint about every 10 years at $1,700 to $3,700, and washing at $200 to $450.
How long does Hardie siding last, and what is the warranty?
HomeAdvisor says fiber cement siding can last 50 years or more with proper maintenance. James Hardie backs its siding, trim and soffit with a transferable 30-year non-prorated limited substrate warranty. The ColorPlus finish warranty is 15 years, and its payout drops 6.67% a year after the first year. Installation that ignores James Hardie's instructions, such as its clearance rules, is excluded from coverage.
Did James Hardie raise prices in 2026?
Yes, twice. A James Hardie notice posted by the distributor ABC Supply announced a price increase on many product lines effective January 1, 2026. A second notice raised prices on the DREAM, Milled Artisan and Artisan Trim lines effective June 29, 2026. The notices give no percentages. The January 2025 round was up to 6% on siding (Convoy Supply notice). So cost guides written in 2024 are likely to read low.
Do I need a lead-safe certified contractor to re-side an older house?
If the house was built before 1978 and the work disturbs painted surfaces, yes. The EPA's Renovation, Repair and Painting Rule requires anyone paid to do that work to be a certified firm using trained renovators. The exemption for small jobs stops at 20 square feet of painted surface outside (40 CFR 745.83), so removing painted wood clapboard from a whole house is covered. In Essex County, about 74% of homes were built before 1980 (Census ACS 2020-2024).
